SPC flooring samples used for quotation comparison

Singapore flooring quotation guide

Compare flooring quotations line by line.

Start with an estimate, then compare the exact product, measured rooms, supporting-floor work, accessories, installation, commercial terms and exclusions before approving the final amount.

Product specification

Exact Enoch SPC product, total thickness, wear layer, plank size, backing and installation method.

Measured area

Included rooms, excluded wet zones, real dimensions, quantity basis, wastage and transition areas.

Supporting floor

Existing finish, loose or hollow areas, flatness, moisture concerns, repairs, cleaning and levelling.

Complete work scope

Skirting, trims, doors, furniture handling, protection, delivery, access, schedule, tax status and exclusions.

Three quotation stages

Know whether you are reading an estimate or a quote ready for approval.

An early estimate is useful for planning. A measured quotation becomes comparable when the exact product and work are named. The confirmed scope resolves every remaining condition before approval.

Initial estimate

Useful for setting a provisional budget

Start with the property type, room list, floor plan or rough area, current surface photos and likely product family.

Treat it as provisional until the exact product, area and supporting floor have been confirmed.

Measured quotation

Comparable when product and work scope are named

Record the SKU, measured rooms, supporting-floor findings, preparation, skirting, trims, doors, installation and schedule.

Ask for included work, exclusions, tax status, quotation validity and payment terms in the same document.

Confirmed scope

Ready to approve when open conditions are resolved

Resolve provisional preparation items, access, furniture handling, door work and any changes made after measurement.

Keep approved variations in writing so the final amount can be traced back to the agreed work.

Complete quote

Six lines make a flooring quotation reviewable.

A total without these details cannot show whether two suppliers are pricing the same product and work. Missing information should be resolved before the quotation is approved.

Product

Exact family, SKU, finish, dimensions, thickness, wear layer, backing and applicable product documents.

Quantity

Measured area or item quantity, included rooms, wastage basis and how transitions are counted.

Preparation

Recorded existing-floor findings and which repair, patching, cleaning, levelling or removal items are included.

Accessories

Skirting, trims, reducers, end profiles, stair or platform edges and other visible finishing pieces.

Installation

Installation method, room layout, door work, furniture handling, access, protection and handover checks.

Commercial terms

Tax status, deposit and payment stages, quotation validity, schedule, warranty or care terms and exclusions.

Quotation comparison risk

A low total needs a complete product and scope check.

Low psf can omit work

A headline rate may exclude preparation, trims, accessories, access limits or handover details.

Similar samples can hide differences

Two products can look similar while thickness, wear layer, locking edge, backing or scope are different.

The quote must show the job

Material, measured area, site condition, accessories, installation assumptions and timing should be visible together.

What changes the final quotation

Site details can change the final amount.

Resolve vague numbers. Use measurements, floor photos and work notes before treating any rate as final.

Questions

Flooring quotation answers

How is SPC flooring quoted in Singapore?

Enoch does not publish one fixed rate for every SPC board and site. A measured quotation identifies the exact product, area, supporting-floor condition, preparation, skirting, trims, doors, access and installation scope before a final amount is confirmed.

Can I get a flooring estimate from a floor plan?

Yes. A floor plan, room list, current floor photos and product interest can support an initial estimate. A final amount should follow site measurement and confirmation of the exact product and work scope.

Does a flooring psf rate include installation?

Only if the quotation says so. Ask whether the rate includes the selected product, installation, preparation, skirting, trims, doors, delivery, furniture handling, protection, tax and disposal or removal work.

Why can two SPC flooring quotations be very different?

They may use different boards, thicknesses, wear layers, backings, area calculations, preparation assumptions, accessories or installation scopes. Compare the named product and every included line before comparing the total.

Is the cheapest flooring quotation the best value?

Not necessarily. A lower total may omit preparation, edge finishing, door work, protection or a clearly identified product. Resolve missing lines and exclusions before deciding which quotation is comparable.

What can change a measured flooring quotation later?

Changes can come from hidden or newly discovered substrate conditions, revised room scope, a different product, additional preparation, furniture or access changes, added trims or door work, and schedule changes. Approved variations should be recorded in writing.

What should I send for a flooring quotation review?

Send the property type, room list, approximate area or floor plan, current floor photos, preferred product or finish, renovation timing and whether you need supply only or supply with installation.

Next step

Send the facts that make the quote comparable.

A fast first quote can start with rough area, photos and product interest. The final quote should show what is included and what remains to confirm.
